Buyers: This May Be the Breathing Room You Have Been Waiting For
For Central Indiana buyers, 2026 is not perfect — but it is more workable than the market we had during the peak frenzy.
The good news? There are more homes for sale. Central Indiana inventory increased nearly 20% year-over-year in April 2026, and new listings were up more than 14%.
That matters.
More inventory means buyers can compare homes more carefully. You may have more room to negotiate price, inspection repairs, closing costs, or possession terms. You may not have to make a rushed decision after one showing and hope for the best.
But this is not a free-for-all buyer’s market.
Good homes are still getting attention. Pending sales in Central Indiana were up more than 21% year-over-year in April, which shows that buyers are still active when the right home hits the market.
So what does that mean for you?
It means you need to be prepared, not panicked.
Get fully pre-approved before you shop. Know your comfortable monthly payment. Understand property taxes. Pay attention to inspection issues. Do not fall in love with the paint color and ignore the roof, foundation, plumbing, electrical, windows, drainage, or HVAC.
The smartest buyers in this market are not the slowest buyers. They are the most prepared buyers.
When the right home appears, you need to move with confidence. When the wrong home appears, you need the discipline to walk away.
Bottom line: Buyers have more breathing room in 2026, but the best homes still require a smart strategy.
