One of the biggest shifts in the Central Indiana market is not just inventory.
It is the return of the inspection conversation.
When buyers had almost no leverage, many felt pressured to accept homes with limited repair requests or waive terms they normally would not waive. That market created risk.
In 2026, buyers have more choices, and that means property condition matters again.
Sellers need to understand this before they list.
An old roof, foundation movement, water intrusion, unsafe electrical, plumbing issues, septic concerns, drainage problems, or damaged flooring can absolutely affect buyer confidence. These are not small cosmetic objections. These are the issues that make buyers pause, renegotiate, or walk away.
More inventory means buyers can compare your home to another one down the road.
That does not mean every seller needs to remodel the house before listing. It means sellers need to be realistic about condition and price.
Sometimes the right answer is to repair before listing. Sometimes the right answer is to disclose and price accordingly. Sometimes the right answer is to gather estimates so buyers understand the scope instead of assuming the worst.
What does not work well in this market is pretending known issues do not matter.
Buyers are watching everything. Inspectors are finding everything. Lenders and insurance companies are paying attention. And after inspection, the negotiation can get very real very fast.
