Photos can make a home look better than it is. They can also make a good home easy to overlook.
Some homes photograph beautifully and disappoint the second you walk in. Others have average photos but offer the space, layout, location, and potential buyers are actually looking for.

You have been scrolling through homes online and waiting for the perfect one to appear, you are not alone.
A lot of Central Indiana buyers are doing the same thing right now. They are watching the market, saving homes, sending listings to family members, and saying some version of, “We’ll know it when we see it.”

Prices are still holding in many areas. Inventory is up. Buyers have more choices. Sellers have more competition. Interest rates continue to affect affordability. And every transaction has more moving parts than most people realize.

One of the biggest shifts in the Central Indiana market is not just inventory.
It is the return of the inspection conversation.
When buyers had almost no leverage, many felt pressured to accept homes with limited repair requests or waive terms they normally would not waive. That market created risk.

For Central Indiana buyers, 2026 is not perfect — but it is more workable than the market we had during the peak frenzy.
The good news? There are more homes for sale. Central Indiana inventory increased nearly 20% year-over-year in April 2026, and new listings were up more than 14%.
That matters.
More inventory means buyers can compare homes more carefully. You may have more room to negotiate price, inspection repairs, closing costs, or possession terms. You may not have to make a rushed decision after one showing and hope for the best.
But this is not a free-for-all buyer’s market.
Good homes are still getting attention. Pending sales in Central Indiana were up more than 21% year-over-year in April, which shows that buyers are still active when the right home hits the market.
